In case you haven’t noticed, Southern Prime Realty signs have been appearing throughout the
inner loop area. These "for sale" signs advertise a variety of new construction in West University Place,
Southside, Bellaire, the River Oaks area, artist district and Neartown. Properties range in price
from $80,000-2,000,000 plus. Pow-Sang founded Southern Prime Realty approximately 5 months ago.
"Since our inception, the company, which employees 6 agents, has closed approximately 30 million dollars in sales,"
says Pow-Sang. "This is a great start to a spectacular year!" Dennis Pow-Sang sells more real estate in one year than
most agents sell in a lifetime. One of Houston’s best-kept secrets, Pow-Sang is known to have sold five homes in one day.
"That’s a lot of running around and presenting offers," says Pow-Sang with a smile. And his soft voice and
sense of humor have navigated many emotional Houstonians through the challenges of either selling or purchasing a home.
Pow-Sang, a Peruvian native arrived in Houston in the late 1970s. "My interest in real estate grew over a time. I was
working as an operations manager for a local company when I began purchasing rental property in Montrose," says Pow-Sang.
"I worked with a wonderful agent who explained the nuances of real estate to me. After purchasing several properties, my
interest peaked and I decided to sell real estate on a part time basis. I did not want to rush into giving up my day
job until I knew real estate would work. Within a short time, my new career was launched."
Pow-Sang built his clientele by taking floor time, answering the phone and holding public open houses.
"I was available to answer the phone any time, including holidays, evenings and weekends" says Pow-Sang. "If
someone had a question, I made a point of answering each question by the end of the day." This dedication has
paid off.
Today, Pow-Sang receives approximately 80-90 phone calls on a busy day on the two cell phones he wears strapped to his belt.
He answers each call the day it is received. "However, if a client or customer calls after ten in the evening, I will respond at
the crack of dawn the following morning," claims Pow-Sang.
Noted for his thorough understanding of construction, it is not uncommon for agents and clients to consult
him when negotiating the building of a new home. Pow-Sang also is quick to assist customers that are represented by
other agents. "I am more than happy to share my knowledge which covers a broad spectrum, from appliances, to brick
type or stucco style," says Pow-Sang. "It is not uncommon for customers to ask about lighting, dishwashers and marble.
They want to know what’s popular, or problematic."
Pow-Sang begins each morning at seven. He returns calls received after ten o’clock the previous night. Then he
is off to the office to ensure the office is running smoothly. After responding to several excited calls from his
agents in the field, he begins his tour of the new construction homes that his company has listed.
"I want to know the status of each home so when people call and ask if the home has been painted or if it
is in the trim stage, I can answer correctly and that’s important," claims Pow-Sang. The tour takes hours to
complete. It also gives him a chance to visit with the builder.
Later in the day is time to spend with buyers and sellers either answering calls or showing property. "It is rewarding to
know that by day’s end you have been able to respond to every situation arising during the day" says Pow-Sang. "Of
course, it also helps tremendously to know that you have a wonderful staff and excellent agents within your
office who are able to help each other out at any time."
